How to build a realistic Texas development-permit timeline

A useful timeline is built from dependencies and evidence, not a single guessed approval date.

1. Define the approval path

List jurisdiction, platting, land-use, access, drainage, utilities, environmental, fire and building-review questions relevant to the defined project.

2. Separate confirmation from application

Early jurisdiction or utility responses may be prerequisites for design, but they are not permit approvals.

3. Map technical dependencies

Show when survey, environmental, geotechnical, traffic, drainage, utility and civil work must occur and which tasks can proceed in parallel.

4. Obtain current agency procedures

Record submittal calendars, completeness review, review cycles, hearing requirements, expiration rules and resubmittal procedures from controlling sources.

5. Add owner decision gates

Identify points where an unfavorable response, cost increase or density loss should pause additional spending.

6. Use ranges and update dates

Present timing as a documented planning range, state assumptions and refresh the schedule when scope or agency information changes.
